Decent Investment Potential
We bought a unit here as an investment because the PSF is low (~RM 300-330 psf recently) making entry cost manageable. Rental enquiries are okay given the location. That said, the building is leasehold and some units are in weaker condition — so we selected a higher floor, quieter side, and did minor refurbishing to optimise yield. If you go in without checking orientation, floor and condition you might end up with a lesser performing asset.

Connectivity & Convenience Win, Noise &am
Living in Flat PKNS AU3 means you’re close to major highways (MRR2/DUKE) and transit points in Keramat/AU3 — convenient for commuting. On the flip side, we face the usual traffic hum and some units suffer from noise, especially those on lower floors or facing the main road. Also, the unit we have has dated fittings and we’ve had to update some things ourselves.

Budget-Friendly Entry into Keramat, Just Expe
We moved into a 2-bed unit here around 2022. The purchase price was very reasonable for the Keramat area (listings recently show from RM165k upwards for about 550 sq ft). It’s small but enough for us, and being in a mature location with shops nearby helps. On the downside — the block is older, the lifts slow at times, and common areas show their age. If you’re after a bargain and don’t mind the modest finish, it works.
