As an investor I like that recent transaction data show PSF around RM 400+ and many units for sale in the RM 330k–RM 350k band (≈801 sq ft). If you pick a higher floor, good view/ orientation, and keep finish quality high, this project could hold value. But lower floors or poor orientation may reduce appeal.

Decent Facilities & Location
The amenities (pool, gym etc) look good on paper and the location is solid for Setapak. That said, since it’s a newer project (2024) you’ll see minor teething issues — unit finishes need checking, and some common areas still settling. For us, the price-to-size ratio made it worthwhile.

Freehold & Compact — Good for City-Edge E
We moved in shortly after the building was completed. The fact that it’s freehold and only about 801-803 sq ft for 3 beds means it was one of the few affordable city-edge options. Being in Setapak, we’re close to shops, transit and the city, which makes life convenient.
