But for those who value brand + location + standing, it's a safe bet — as long as you pick your lot well and insist on tracking maintenance performance.
The modern tropical design, open plan layouts, and seamless indoor-outdoor flow make this feel special. We love entertaining at the clubhouse and neighbors often walk the sculpted paths. But the flip side is you really notice if landscaping or common areas aren’t kept clean — any lapse sticks out.

Feels Like a Private Luxury Estate — But Prem
We moved into one of the bungalow units in Grandezza in 2020. The quiet, lush surroundings, high ceilings, and back-lane gardens make it feel like a private luxury estate. The clubhouse views are amazing. That said, you pay a premium — the cost per square foot for a “good view / orientation” unit is steep, and we had to negotiate carefully.
