Solid Investment Landed Option in Penang
I bought here because Sathu Terraces is freehold, landed, and in a growth node near the airport and Penang Tech Corridor. Recent transacted median PSF ~ RM 722/psf and median price ~ RM1.43 million show buyers are paying solid sums. That said, not all lots perform equally. Some intermediate lots face narrower access roads, or have less favourable views, which will affect resale or rental demand. For me, it’s a 5–10 year hold — landed in Penang always has potential, but managing costs and staying selective matters. -

Maintenance & Price Matter
Our unit is a corner lot and we enjoy the two-storey terrace layout and the greenery around. Being gated and guarded adds peace of mind. However, as the houses are over a decade old now, we’ve had to budget for re-roofing, repainting and checking termite checks. -

Spacious Freehold Landed in Bayan Lepas
We moved into Sathu Terraces in 2014 and love the feeling of owning a landed, freehold home with decent lot size (~2,360–2,632 sq ft built-up) in Bayan Lepas. The backyard connects nicely to a common park so the kids can play away from vehicles. On the flip side, it’s slightly removed from dense retail hubs—amenities like big malls or international schools require a 5–10 minute drive. If you prioritise land, quiet and space, it works; if you want immediate walk-to everything, you’ll make more drives. -
