Wisteria @ Bandar Rimbayu

Bandar Rimbayu’s premier gated and guarded home, Wisteria is IJM Land’s latest feather in the cap as it continues its journey towards dominating the Malaysian property development industry. A conglomerate of the construction companies IGB Construction Sdn Bhd, Jurutama Sdn Bhd and Mudajaya Sdn Bhd, IJM slowly eased itself from construction to property development since its inception 1983. Bandar Rimbayu is actually a 1,879 acre plot of land in Kota Kemuning that has been certified as a green city by IJM land. The guarded community of Wisteria is a leasehold two-storey link landed property.

This 23.1 acre property is one of the few landed properties in Malaysia with strata title ownership. While there is much to argue on the benefits of strata titled landed properties, there is no denying the high future demand for these homes as well as the lower cost of property relative to the land compared to a house. There are three types of layouts for the Wisteria homes: Type A at 23 ft by 75 ft has 3+1 rooms and 4 baths, Type B at 23 ft by 80 ft has 3+1 rooms and 5 baths while Type C at 23 ft by 80 ft has 3+1 rooms and 4 baths. The additional space in Type C accounts for the family alcove between the rooms. Each house comes with high speed broadband with fiber optic cables installed.

The listed price for Wisteria starts at RM 936,800 with the price per sq ft set RM 300+. Considering the amenities offered as well as the perks of a gated community, the price is quite reasonable for a rather spacious property. The maintenance fee in the meantime is set at RM 0.15 per sq ft.
