Many homes that are put onto the rental market are not rent ready. Due to globalisation, people look for jobs out of their countries and homes automatically become a commodity.
Many landlords realize this and put their property up for rental as an alternative revenue stream.
However, there are many instances where the quality of the home offered for rent pales in comparison to the price it is listed with.

When there is a shortage of homes and a massive demand for it, the ball is in the landlords’ court. It is unfortunate then that several people end up living in terrible conditions while paying an unfair price.
It is no secret that good actions breed good business so if you are considering to rent out your property, take these steps to ensure that your property is sufficiently ready for it;
1. Professionally cleaned:
Cleaning takes time so if you can’t do it, hire a professional. Have your entire home cleaned out of your personal effects except for necessary furniture. Get the carpets shampooed, the floors mopped and the walls free of dust and cobwebs. Sweep the floors too.
2. Maintenance:
Fix the lights, air-conditioner, fans, kitchen appliances, door locks, and windows – make sure everything in your house is in perfect working condition.

3. Pest control:
Get rid of all pests. Ants, roaches, lizards, mosquitoes –everything. Call in a pest buster and fumigate the place if you have to. Change water regularly and clean out dark and hard to reach corners.

4. Lights:
A dark home is unattractive. Pull open the curtains and let light in. You want your potential tenant to live in a well ventilated and lit home. A home with ample light will also look spacious and welcoming. Fix your windows and clean them to achieve this.

5. Paint:
If your house is not already painted white, get it painted to that color. White is neutral and will be viewed favourably by tenants. If your walls are blue (or any other color) and the person does not like that color, you stand to lose a potential tenant.

Providing a home that is clean and fit for living is the barest minimal you, as landlord, can provide to your tenant.
A hygienic and attractive home also gives you the leverage to ask for a higher price, provided it is fair.
It keeps your tenant happy and when your tenant is happy, he’ll take care of your property. More importantly, they’ll be more opened to renewing with you when the contract expires.
