Mah Sing

Subang Bestari is a 500-acre residential cum commercial township located in Shah Alam. It features a wide variety of residence types including terraces, townhouses, bungalows, semi-detached homes, condominiums and medium-cost apartments. This self-sustaining township is developed on leasehold land by nine developers, including Mah Sing and Wordwide Holdings.

Subang Bestari can be reached via Jalan Sungai Buloh, which links to Guthrie Corridor Highway (access to New Klang Valley Expressway (NKVE)), Jalan Lapangan Terbang Subang (access to Federal Highway), Jalan Kuala Selangor and Persiaran Mahogani (access to Kota Damansara).

Analysis
Subang Bestari is a new township in the developing old Kampung Subang area. There is still room for further growth, especially for buyers who prefer a more established urban lifestyle. The surrounding environment remains relatively calm, with fewer lively entertainment options nearby. As it falls under Shah Alam district, it is less likely that many new entertainment hotspots will be introduced here. Still, Mutiara Damansara is about 20 minutes away.

HELP University College (HELP) is expected to open its 'Green Technology' Campus close to Subang Bestari. The campus spans 24 acres and is planned to support around 13,000 students. With the campus opening in January 2014, more people are expected to move into the area. This may also help increase the number of shops and F & B outlets, which are limited today.

One drawback is that the main access is through Jalan Sungai Buloh, which can be congested during peak periods when many drivers travel out around the same time. Property investors are also monitoring the progress of Rubber Research Institute of Malaysia. It is expected to strengthen the area and add value to properties, similar to the impact seen from HELP University, Toyota factory and Hino factory.
