Skudai is a popular suburb of Iskandar Puteri, strategically located by the Straits of Johor, and part of Johor’s rapidly developing new growth corridor.
Like other suburbs and townships in the area, Skudai is benefiting from substantial growth and development as the emerging Johor property market continues to develop. While largely a mature neighbourhood, on-going construction and expansion in and around the suburb continues to add new properties and amenities to the area.
The suburb’s real estate market is a mix of low and high-rise properties, offering a varied and affordable choice for homebuyers at both ends of the market. A luxury Skudai house for sale could reach prices of RM5.5 billion for an exclusive bungalow, with an affordable 3-bedroom Skudai apartment available today for around RM250,000.
The neighbourhood benefits from excellent local amenities, with a large number of conveniently located malls and shopping centres for residents. Skudai Parade is a neighbourhood mall which boasts a limited retail offering alongside a karaoke venue and cinema. U Mall is another popular neighbourhood shopping centre, with a range of retail shops, and also hosting a cinema. The recently renovated Tasek Central adds a further local choice, with a fresh modern atmosphere for its retail, F&B, and entertainment offerings.
Sutera Mall offers a more substantial alternative with a large range of retail, F&B, and entertainment outlets spread throughout its 1.2 million square feet development. Alongside the likes of karaoke and arcades, you can also enjoy the cool fun of an ice rink on the mall’s top floor. Another extensive retail and entertainment opportunity can be found at nearby Paradigm Mall, one of Johor’s largest shopping centres. This massive mall boasts a huge range of shopping, F&B, and entertainment opportunities, complete with fun zones for kids, cinema, and even an indoor climbing arena.
Popular local parks provide a more relaxing outdoor alternative to the excitement found in the neighbourhood’s malls. Hutan Bandar Mutiara Rini is a popular green space designed around a central lake, offering the perfect location for jogging or cycling, as well as boasting a popular play park for kids. UTM Observation Park provides another escape from the city streets, with pleasant views of the local area.
The large number of nearby shopping malls form a great foundation for the Skudai food scene, with food courts and shopping centre restaurants offering everything from big branded chain favourites to delicious international cuisine. Skudai also boasts the expected array of hawker foods and local restaurants that one would hope of a popular and rapidly developing neighbourhood.
Shopping centres and hypermarkets are also in good supply, spread throughout the area at various malls and retail centres. AEON BiG at Sutera Mall offers a huge choice of groceries, fresh goods, as well as electronics and other household items. Village Grocer at Paradigm Mall also boasts a substantial offering of groceries and fresh products alongside a good range of international goods. A local Tesco Extra hypermarket provides another easily accessible shopping experience for residents of the area. Econsave at Skudai Parade serves the more discount side of the market, providing a competitively priced grocery alternative.
As the home to Universiti Teknologi Malaysia, Skudai is a neighbourhood with a strong reputation for educational excellence. Local residents enjoy access to a number of public schools for both primary and secondary education throughout the area, as well as respected international and private school establishments within close proximity. Fairview International School, Mount Safa International Islamic School, and Tenby International School Setia Eco Gardens are notable and respected schools within easy travel from Skudai.
Skudai benefits from excellent connectivity by road, with a strategic location on major highways to the west of Johor Bahru. Jalan Bertingkat Skudai is a major link for residents of the area, and forms part of Malaysia’s Federal Route 1. This busy road connects to the Skudai-Pontian Highway, providing onward travel to destinations throughout the west coast of Peninsular Malaysia along Federal Route 5. Skudai also boasts excellent connectivity to nearby Singapore, with connections to both the Woodlands Checkpoint via downtown Johor Bahru, as well as via the Second Link Expressway to the less congested Malaysia-Singapore Second Link crossing. Public transport in the area is serviced by a limited number of competing local bus services, as is found throughout the wider Johor Bahru metropolitan area.
