A look into TTDI’s property prices
Taman Tun Dr Ismail, or TTDI, is an affluent township located on the edge of the Kuala Lumpur and Selangor border. This popular neighbourhood has expanded in recent years from a uniquely designed, low-rise suburban community, towards the more familiar metropolitan infrastructure of growing high-rises and accelerating development.
Growth has increased the traditional housing stock of terrace houses, low-rise apartments, and townhouses to add an increasing number of luxury condominiums and similar developments.
With that surge in popularity has emerged a rise in interest, and price, of houses in the area, particularly those bungalows, terrace houses, and semi-detached houses which form such an iconic part of the TTDI neighbourhood.
The median price of properties sold in TTDI on PropertyGuru in the 12 months from April 2019 through to April 2020, sat at RM1.8 million. That figure is based on over 3,000 transactions, and represents an annual growth rate of 21.4% CAGR (compounded annual growth rate). So, with property prices on the rise in the area, what trends can we see in the different types of property that make up the local housing stock?
TTDI Bungalow Prices
Bungalows in this neighbourhood continue to present a popular housing opportunity for affluent homebuyers looking to enjoy the area’s tight-knit community feel, and desirable suburban lifestyle.
Sales data from PropertyGuru shows that the average prices of bungalows in the area underwent some fluctuations from 2019 till to date. Transactions of bungalows in TTDI in the final quarter of 2019 and into the start of 2020 revealed an average price psf of RM1,009. That sales value grew from a low of RM985 psf in November 2019, to reach RM1,031 psf by June 2020.
TTDI Condominium Prices
Accelerating development in the area means that living in a condo in TTDI is now just as much a reality as the terraced houses that formed the foundation of this well-known neighbourhood. Luxury condominiums are becoming more commonplace, with a number of new developments also under construction.
The most expensive TTDI condo for sale on PropertyGuru at the time of writing is a 6-bedroom condominium, listed at a cool RM8.4 million! There’s no doubt that this neighbourhood is experiencing some of the notable price extremes, commonly seen in affluent and highly-desirable areas across Kuala Lumpur.
The result is that homebuyers looking for a TTDI high-rise property now have numerous options to choose from. Prices over the last two years have shown some clear variations, but PropertyGuru figures indicate a price psf that isn’t too wildly fluctuating.
Case in point: The average price per sq ft for condominiums in the area over the last 24 months sits at RM672. Prices since the start of 2019 (RM667 psf in January) have been on a slow downward trend, but started to pick back up in September 2019 till it reached a high of RM742 psf as at time of writing.
TTDI terrace house prices
Terrace houses are part of TTDI’s history as a community, with development in the 1970s to convert this area into a lush leafy suburb primarily driven by landed homes. Historical property comparisons show some eye-catching figures for TTDI, with one-storey terrace houses changing hands for as low as RM35,000 in the 1970s, today fetching over the RM1 million threshold.
Data from the Property Market Review 2019/2020 of Rahim & Co Research is able to verify that. They’ve found that TTDI’s terrace houses remained at transacted prices of RM1.1 million to RM1.6 million, depending on the number of storeys.
Current homebuyers are unlikely to enjoy the same level of value appreciation as their earlier counterparts, but there’s no denying that terrace houses in the area continue to enjoy signs of growth. As it is, the price psf in the last 24 months is at RM792.
Looking at the trend from June 2018, the average price per sq ft for terrace houses in TTDI sustained a healthy price trend, but started to see a slight decline in Q4 2018, before it experienced a sudden drop to a low of RM646 psf in September 2019. It then began to climb rapidly to stabilise in early 2020. As of time of writing, terrace houses in TTDI are now enjoying a new high of RM885 psf.
