The Potential for Investor
Belleview will open the Giant hypermarket end of 2011 or early of 2012. I believe one of the reason, to let buyer/investor have more visibility about the potential about this project.
Almost90%Spring,Winter,Summer has been taken up. I believe when they launch the Autumn, which should be after the opening of Giant, will get a huge response.
There is no question that mostly buyer do not like this location due to the inconvenience cause by the traffic.
But I believe this is a very good chance to invest here, giving not all investor see the potential yet.
There are few factors to make this project a successful one.
1)As of now, Lebuhraya Thein Teik has been widen into a 2 and 3 lane road. Note that only the big boy like IJM, E&O have done this to their project, and it give a new face to certain area. Belleview just did that even before the project take up shape.
2)Think carefully, if places like Balik Pulau, Teluk Kumbar, the property prices can gone up, why not this area, which is more nearer to Georgetown and sitting on a flat land.
3) Graveyard?Not a problem at all, as long you do not have the direct view on it. Furthermore, once all shop lot is up, no one will notice about the graveyard.Even Fettes Residences selling above 1M now has a graveyard view.
4)The potential of Farlim/Ayer Itam. This name play in our mind especially the Penangites, these are area for lower income people. In fact, it is because of the existing lot of low cost and medium cost property. But that doesn't mean it cannot be change in the future. Suiwah Group, own the Farlim property. Do you think they want to continue hide in the limelight of the other big boys? This land is consider their jewel. I believe their 1BIL project will take up very soon.Plus, Belleview choose here to launch their key project, these people want reputation,they are not the one buying cheap land , make money and leave you alone.
Good investor should look at the future.You judge and make decision.
