  Good condo for investment, can buy

  Bought a mid-floor unit as a longer-term hold — the size and freehold status were decisive. Rentals are steady given the family market here, and resale comparables are reasonable. Do your due diligence on recent transacted PSF and the management accounts, but if you want a low-rise family product, Dutamas stacks up well.

  I rent here while working in Bukit Mertajam — the unit is comfortable and quiet, and being near the KTM station makes my commute easy. Facilities are what you’d expect for a boutique condo and the neighbourhood has a local feel. If you want island-style prestige, this isn’t it — but for everyday living and value, it’s solid.

  Buy for family

  We chose Dutamas Residence because the 3-bed layouts are genuinely roomy for our family and it’s freehold — hard to find at this price nearby. It’s peaceful compared to high-rise condos and Bukit Mertajam town is just a short drive away for groceries and the KTM. Management seems competent so far, though I’d check parking allocation if you have more than one car.
