Some of the higher floor units facing the sea or with good open views are quite nice — airy, bright, pleasant breezes. The low floors or units facing internal roads / other buildings feel boxed in. I toured a few, and the difference in livability was big. If you buy here, inspect multiple units, especially for plumbing, view, orientation, noise.

Great Rental Option for Students & USM Fo
We rented a 3-bed, ~1,000 sf unit near USM. It’s good value for the area. The unit was partly furnished, rent was reasonable. But the gym is small, some fixtures feel old, and noise from neighbors can get audible. For students or small families, it’s fine; for someone wanting modern finish, especially for the same money, it might feel lacking.

Solid Choice for Families & Long Stays
We’ve lived in E-Park for over 5 years. The layout is comfortable, amenities are decent, and being freehold gives peace of mind. But recently, some pipes rattling, leaks in bathrooms, and lift delays have started to bug us. It's not new anymore — be ready to budget for maintenance.
