I got the seller to fix cracks, waterproofing, and verify drainage pipes. I also avoid low floors and road-facing units. With those precautions, the place is okay.

Quiet Location, Minimal Facilities
We rented here because we wanted a quieter place, away from the main arteries. The noise is tolerable, and the layout works for our family. But I wouldn’t expect luxury — no pool, no gym, nothing fancy. For us, what matters is functionality, access, and cost.

Affordable Living in Ampang
We moved into a 3-bed, ~850 sf unit at Estana Court in 2022. The cost was attractive for the area. The basics (security, parking, roof) are okay, but we’ve had leaks in rainy season, and maintenance requests (light fixtures, pipe joints) sometimes take weeks. I’d say: good value if you’re hands-on and inspect carefully.
