Investment Entry Option With Freehold Appeal
As an investor I found Scot Pine appealing: recent median PSF ~ RM 316 for units sold in 2024-25. Sale prices around RM 540k median for ~1,700ish sq ft built-up. The freehold tenure and decent size in a growth corridor are positives. That said: yield is modest (given size and cost), management/maintenance of older development is something you can’t ignore, and unit choice (floor, view, condition) has big impact on resale or rental performance. For me, it’s a 5-8-year hold rather than quick flip.

Great for Families & University Neighbour
Our family has been living here and we enjoy how close we are to UTAR, the Sungai Long Golf & Country Club, and plenty of schools and shops. The condo has decent facilities: pool, gym, playground, 24-hour security. However, because it’s older with ~280 units across 5 blocks, you’ll find variation in unit condition — some neighbours have fully renovated their units, others still have dated interiors. Also, unit orientation, floor and view make a big difference in comfort (e.g., noise, sunlight)

Freehold & Spacious With Good Location
We moved into Scot Pine around 6 years ago. The freehold status was a major draw, as was the generous size — most units are ~1,695-1,742 sq ft for 3-4 beds. The location in Bandar Sungai Long is convenient — near UTAR, commercial amenities and major access roads. On the flip side, the building is from 1999, so some internal finishes and common areas are showing their age. You’ll want to budget for upkeep and check your unit carefully.
