As an investor I like the median sale price (~RM 240,000 recently) and PSF around RM 347 for this project. But since it’s leasehold and the building is not luxury grade, you have to pick a unit with decent condition, good floor & orientation. If you’re buying without chasing high-end finishes, this could be a worthwhile hold.

Super Convenient Location, Traffic & Dens
What sold me on this place was the commute. It’s minutes to the highway, to shops and to transport nodes. But living here means you’ll hear traffic, especially on lower floors or units facing the road. Also, because the block is fairly dense and many units are for budget buyers/renters, noise and parking competition do creep in.

Value Entry in Shah Alam
We moved into a 3-bed unit here because the price was much gentler than nearby condos. The layout is functional, and being close to I-City, Hospital Shah Alam and major roads makes life convenient. On the flip side, the building is quite basic—no luxury finishes, and common areas show signs of wear. For the price, it works, but you won’t get premium polish.
