As an investor I identified Fortune Avenue because the PSF is attractive in the Kepong area. Rental yield is modest (~4.5 %) but manageable if you lock in a decent unit. If you end up with a low floor, bad orientation or neglected unit, it could drag. My advice: aim higher floor, good view, and ensure your unit has clean condition — that makes the difference here.

Good Facilities & Convenience — Some Cond
We chose Fortune Avenue because it offers amenities (pool, gym, playground, BBQ area) and it’s walking distance to Kepong Metropolitan Park which is great for weekend runs. The neighbourhood has shops and eateries too. But we’ve had minor issues: lift downtime, corridor paint peeling, and some drainage noise after heavy rain. Nothing critical, but if you pick a unit here inspect thoroughly.

Spacious Layout, Great Kepong Location
I moved into Fortune Avenue about 4 years ago. The built-up size (ours is ~1,300 sq ft, 3 beds) gives far more space than many new condos in KL at the same budget. The location is solid — close to Metro Prima, Carrefour, easy access to Jalan Kepong & MRR2. The morning sun hits our living room nicely. The trade-off: being from 2008 (leasehold) you’ll see some wear in common areas and need to budget for upkeep.
