As an investor I looked at Fortune Perdana because the PSF (~RM 480 – RM 500/psf recently) looks competitive for the Kepong corridor. The built-ups vary (1,027 sq ft up to ~1,300+ sq ft) so you have flexibility. Rental demand is okay given the vicinity to amenities and transport. That said: the project is leasehold, not freehold; some units (lower floors, non-view) may underperform; and you have to budget for service charges, maintenance. So my tip: go for owner-occupier demand side, pick a unit with good view / condition, and hold for medium term rather than expecting short-term flip.

Facilities & Connectivity Strong
Fortune Perdana ticks a lot of boxes: pool, BBQ zones, kids’ playground, gym, and the project is newer (completed ~2016) so units still feel fresh. What I like most is the access to highways (MRR2, Jalan Kepong), plus the upcoming / nearby MRT station helps for commute. What I’m less thrilled about: some common corridors and finishes aren’t pristine — some units show signs of wear despite relatively recent build. Also parking bays can feel a bit tight when visitor traffic builds up.

Spacious Service-Living in Kepong
We moved into Fortune Perdana about 3 years ago. Our unit is around 1,162 sq ft with 3 bedrooms, and the living space is more generous than most newer condos in KL for that size. The location is pretty decent — close to Metro Prima shopping, Kepong Metropolitian Park and the MRT/transport nodes. On the flip side: we’re on a mid-floor & road-facing, so traffic hum is a regular at peak hours and occasional lift maintenance happens. If you choose a higher floor and quieter side you’ll gain more comfort.
