As an investor I like Fulton Park: freehold, modern build and PSF listings around RM 560-609. But you’ll need to pick the right unit — high floor, good view, non-road facing. Lower floors or small units will underperform. Maintenance fee is modest so holding cost is okay. But rental demand is still ramping up, so expect medium-term rather than instant big yields.

Great Location & Facilities
Living here means you’re in a pretty central Kuching neighbourhood, close to many amenities. The gym, pool, sauna, and children’s playground are used by us often on weekends. On the flip side: because the scheme is small and fairly new, the surrounding retail / nightlife vibe is quieter than some older blocks. If you like peace and space, great; if you want buzz and instant high occupancy, there’s still lead time.

Modern Freehold in Kuching
We moved into Fulton Park in 2020, a freehold 7-storey block with ~78 units. For the price, the ~905-1,170 sq ft layouts are generous for Kuching and the gated-and-guarded setting is reassuring. That said, while the build is new, you still feel minor finish issues (e.g., balcony rail locking, AC drain paths) here and there. For a sweet spot unit with good view and condition, it’s quite a find.
