Investment Potential OK
We bought a unit here for investment. The asking prices recently of RM 370k-800k and PSF around RM 300-657 give a range of entry prices. Rental demand is moderate given the location and nearby amenities/universities. But the yield is not going to be blockbuster unless the unit is on a high floor, good view, and in top condition. Lower floors or block facing internal roads seem slower to rent or resell. -

Facilities Are Comprehensive—Unit Condition V
I like the amenities here: themed gardens, jogging track, basketball/squash courts, pool deck and a good sports-setup. On weekends our kids actually use the courts and pool which is a plus. But I’ve noticed our block has some minor wear: lift panel scratching, corridor paint marks, and the car-park feels tight at times. All manageable, but you need to check the unit condition if you buy/reside here -

Good Size for the Price, Solid Location
We moved into Garden @ One South in 2017, and the 1,020–1,220 sq ft layouts felt like good value for the Seri Kembangan area. The highway access (KL–Seremban, Sungai Besi) is very convenient for us commuting. If I’m honest though, being a little off the main expressways means some traffic build-up during peak hours -
