Investment Entry Option — Condition & Uni
We purchased a unit at Garden Park as an investment because asking prices (~RM 215k–RM 580k) and PSF (~RM 243–659) show there’s room for upside. That said, when inspecting units I found that condition, floor and view made a huge difference in rent-ability. Lower floors and units with older finishes are slower to rent. My tip: choose a well-maintained unit, higher floor, and assume some refurbishment will be needed. -

Traffic and Condition Trade-Offs
Living here gives us access to the pool, wading pool, sauna, playground and covered parking — the amenities are solid for a mid-tier condo. The location is decently connected via Silk Highway, LEKAS and near UTAR Sungai Long. But we do hear traffic from the main access road, and the view from lower floors is obstructed by trees or neighbouring blocks. If I were buying again I’d try for a higher floor and a better view. -

Quiet Suburb Retreat — Great Size, Some Age S
We moved into Garden Park about 4 years ago. The 3-bedroom, ~883 sq ft layout gives our family room to spread out, and being in Bandar Sungai Long means we’re a bit away from the city-centre bustle which we like. On the flip side, the building was completed in 2001 (leasehold), so you’ll see some wear in corridors, lifts, and fittings. For the price though, the value is hard to beat. -
