As an investor I like Glen View Villa’s recent transaction numbers: median sale price ~ RM 345k, median PSF ~ RM 289 (for 2024–25 period) for units in this project. The entry cost is reasonable. However, since it’s older (2006 build) and leasehold, long-term upside will depend heavily on floor, view and unit condition. Lower floors facing other blocks or roads see less demand. For a mid-term hold (~5-8 years) with a well-selected unit, it’s a viable option.

Decent amenities and location
We picked our unit because the size helped make it affordable. The building has a pool and playground, which our children use. It’s reasonably near MRR2/KKH etc. But when we inspect things over time, we noticed some issues: the lifts have been slower, corridors show scuffs, and the neighbourhood mix is mixed – there are flats, low-cost units and villages nearby so view/privacy depends heavily on which side you’re on.

Spacious family condo in Cheras
We moved into Glen View Villa about 3 years ago. The 3-bed layout (~1,140-1,270 sq ft) gives us far more space than many newer condos at this budget, which our growing family appreciates. The location in Cheras / Ampang means we’re not too far from shops and highway access. On the flip-side: it’s a leasehold from 2006, and you can tell the block is ageing — so expect some wear and tear and minor upkeep issues.
