I’ve been staying in Excelsa Apartment for a couple of years now. It’s a 5-storey building, freehold, with roughly 180 units across 4 blocks. My unit is a 3-bedroom (≈1,343 sq ft) layout — the space is generous, with good natural light on higher floors.

Good Value for Seri Kembangan Area
We rented a 3-bed unit mid-floor and it’s decent for what we pay. The view is okay, and daily access to shops / malls is reasonable. That said, friends in lower or road-facing units complain about traffic noise or lack of privacy. If you're buying here, try to secure a quieter side, higher floor, check for past repair work.

Spacious & Freehold — But Expect Some Agi
I moved into Excelsa several years ago. The layout gives good breathing space, and having a freehold unit is reassuring. The pool and playground get used often by kids. But in rainy seasons, there have been minor leaks in the ceiling, some peeling paint in corridors, and occasional lift maintenance downtime. It’s comfortable, but not perfect.
