I was considering Dutamas Dahlia vs Alix Residences next door. Dahlia wins on price and freehold status. The downside is that Alix offers more prestige and perhaps better finishing. If you’re more about getting into a location and winning on cost, Dahlia is solid. If you want luxury, you’ll pay extra elsewhere.

Okay, it's not bad
The unit is comfortable, compact but well laid out. My only gripe is: traffic in the mornings near the toll area can be tedious. Also, since it's built recently, some small finishing touches still need improvement (plumbing, paint, etc.). Overall though, great value for the location.

My First Home!
As a first-time buyer, getting a 3-bed unit at Dutamas Dahlia for ~RM300k was a no-brainer. I love the location — close to Mont Kiara amenities without the full premium. Facilities seem good so far; pool & playground are a hit with my kids. Keeping fingers crossed management stays on point once many units are occupied.
