As an investor I like Sefina: freehold tenure, good built-ups (~1,333–1,771 sq ft) and proven market interest. Recent transactions show PSF ~RM 800, median price ~RM 1.23 m. However: considering the high entry cost, rental rates (listed from ~RM 4,000-7,000/month for typical units) mean yield may not be extremely high right away. Also, capital uplift likely depends on lot quality (floor, view, furnishing) and the Mont Kiara precinct maintaining its upscale appeal. I’m treating it as a 5-8 year hold rather than expecting quick large returns.

Facility-Rich & Convenient
Location is strong: Mont Kiara, near international schools, malls, eateries. But we noticed some trade-offs: being in Mont Kiara means traffic builds during peak hours on Jalan Kiara and surrounding roads, plus the greater density of units (245 units) means you’ll want to pick a higher floor with a clean view.

Premium Freehold Entry in Mont Kiara
We moved into Sefina about a year after its completion in 2019. The fact it’s freehold, in Mont Kiara, built by UEM Sunrise Berhad really appealed. Our unit (~1,333 sq ft, 3-bedrooms) gives generous space compared to many city condos. The beach-theme “Sandy Island” play area and Star Deck amenities really stand out.
