As an investor I like Sapphire On The Park: the PSF listings recently are in the RM 600+ range and the built-up spectrum is wide (2-bed to 5-bed+). The integrated development (Kuching Paragon) gives it an extra edge. That said because it’s still relatively new and in a growing precinct, rental and resale upside will depend heavily on unit condition, level and view. I view this as a 5-10 year hold rather than a quick flip.

Orientation & Road Factors Matter
We picked our unit because the finishes were modern and the development offers a full facility range: pool, gym, lounge, BBQ etc. Living here has been mostly smooth, though we noticed that lower floors or units facing service roads/industrial zones have less view and more noise. So if you buy here, unit orientation/floor matters a lot.

Prime Kuching Paragon Location
We moved into Sapphire On The Park around its completion in 2022. The 2-bed 839 sq ft unit gave us just the right space and the location in Kuching Paragon means we’re close to retail, university, and the hospital corridor. Freeflow access via Jalan Batu Lintang is a bonus.
