Savanna Executive Suites is a freehold serviced residence in the township of Southville City, Bangi. The residential development consists of eight towers and the final phase of the development Tower D2 was finally launched recently and is expected to be completed in mid 2018. The developer, Mah Sing Group is responsible for the concept behind the residence as well as the integrated township where it’s located. Mah Sing Group has over 50 residential and commercial properties completed under its belt and recently won the coveted all-star award for the 2016 top ranked developers of the year at the StarProperty.my awards.With five of the eight previously launched siblings completely sold out, Tower D2 comes laden with high expectations on its performance upon launch in the real estate market. And Mah Sing Group does not disappoint, promising that it has saved its best for the last. The unique feature that distinguishes Tower D2 from the other 7 towers is its French balcony. A French balcony is similar to a regular balcony except that there will be a metal railing placed directly behind the glass screen door; therefore, there will be no separate space to occupy in the balcony. This feature is considered to be advantageous in that it does not take up the space in the room where it is located unlike regular balconies. Aside from that unique feature, the developer as a premium lifestyle property developer has created an environment fit for eco living by surrounding the residence with a 30-acre urban park, a riverside walkway and a Nature’s Trail.
Spanning across 428 acres, Southville City is Mah Sing Group’s dream realized in creating a sustainable environment in Bangi. The town is relatively small, with mostly manufacturing factories mushrooming around the area to prompt a housing boom. The nearest town to Bangi is Bandar Baru Bangi located within 12 km away. Bandar Baru Bangi is well known for its moniker the “knowledge city”, and has a collection of educational institutions within the city limits such as Sri Ayesha Private School, SK Bandar Baru Bangi, SMK Bandar Baru Bangi, and UKM among others. If the places of leisure within Southville City just won’t do, one can always head on to Bangi Avenue, which is about 6 km away. While it may not be the closest city to the entertainment hubs in KL and Selangor, Bangi is located about 20 minutes away from KL International Airport. Proximity to public transport is adequate; with Bangi KTM located 3 km away and UKM KTM located 8 km away. In addition to that, MRT Line 2 stations have been proposed within the nearby Putrajaya, Cyberjaya and Serdang. Mah Sing Group will also build a 14-lane toll exchange to lead directly into Southville City, from the KL-Seremban Highway, North-South Highway or Jalan Kajang-Dengki; thus, making the distance between Southville City to KL around 25 km. This development is set for completion around the 2nd quarter of 2018.
While future residents of Tower D2 in Savanna Executive Suites will be able to experience firsthand the selection of facilities available within Southville City such as the recreational clubhouse, bicycle track and the aforementioned urban park, the Tower itself holds quite a few facilities of its own. The hosts of facilities available for home owners are the swimming pool, gym, aqua gym, children’s playground, nursery, aqua gym, multipurpose hall and sun deck along with others.
Tower D2 of Savanna Executive Suites stands at 30 storeys high and has four elevators running. There will be two types of units available within Tower D2. Type B with 150 units will be 1,017 sq ft and have 3 bedrooms and 2 bathrooms. Type D with 299 units will be 956 sq ft and have 3 bedrooms and 2 bathrooms as well. Each unit will either face north- west, which allows a view of adjacent buildings, or face south-east, which overlooks Savanna Plaza or Nilai. Aside from that, 18 terrace units will be located on level 5 with its individual facilities. There will 3 levels of podium parking and 2 levels of basement parking. The bottom two levels will be reserved for 2 storey retails lots. Each unit will be furnished with four air conditioning units, two water heater units, as well as separate shower screen doors. Each unit will also be provided with 2 parking bays.
The listed price for Tower D2 stands between RM450, 000 to RM604, 000. The price per sq ft is in the range of RM450 to RM500. Bumiputras will be given a discount of 7% when purchasing these units. A maintenance fee RM0.242 and an additional 10 % sinking fund will be charged to future residents.
Other exciting projects being developed by Mah Sing Group include D’sara Sentral in Sungai Buloh and Icon Residence at Mont Kiara. Investment Potential Good — But Expect Medium
As an investor I examined Savanna Executive Suite because recent sale data shows median PSF around RM 501/psf and median price ~RM 480k. Yield is okay but not spectacular — select units are renting at ~RM 1.8k+ per month. The drawback: being in a township still settling means community activation, retail, transport links take time to fully kick in. So I see this as a 5-8 year hold rather than a quick flip.

Facilities & Access Solid — Unit Conditio
We liked this place for the built-in facilities (pool, gym, children’s playground) and the connectivity via KL-Seremban Expressway and nearby Bangi/Kajang nodes. Listings for rent start around RM 1,800 for units ~956 sq ft. But because it’s a large block (3,192 units across towers) and the township is still developing, some units face internal service roads or less ideal view, and condition varies. If I was buying again here, I’d insist on a higher floor, good facing (pool/landscape) and check finishing carefully.

Spacious Entry in Bangi
We moved into Savanna Executive Suite about a year ago. Our unit (≈ 956 sq ft, 3 beds/2 baths) felt like a smart buy — freehold serviced residence, built in 2018, and the size gives good breathing room compared to many city-condos. The township (Southville City) is still growing, so the vibe is calm and less hectic. On the flip side: the surround is still under development and some amenities around the precinct aren’t fully matured — so if you’re after immediate hustle and full retail-integration, you’ll wait a little.
