Living here gives you the benefit of large unit size for Penang — our place has a big living/dining space and balcony overlooking some greenery. The block has a pool, gym, etc. But since the development is older (completed ~2004) some of the finishes feel dated and the management of common areas (corridors, car parks) shows signs of wear. We find ourselves budgeting for repainting and checking lifts more often than we’d like

Good value for the size & location — but
We bought our 4-bedroom unit here as an investment because listings show around RM 1.2-1.5 m for 2,100 sq ft (~RM 570-710 psf recently) which seemed reasonable for the area. However, when inspecting units we found big differences: a higher floor with clean view and good finishing rented much faster and looked better; meanwhile a lower-floor unit with obstructed view or older refurbishment didn’t look as lively. So condition, floor, view and finishing make a huge difference at Scotland Villa.

Spacious freehold in Greenlane
We moved into Scotland Villa about three years ago. It’s freehold, the units are large (~2,098-2,120 sq ft) and living here means we get real space for our family. The neighbourhood (Greenlane/Ayer Itam) has good schools and hospitals nearby. On the flip side, traffic on Medan Lumba Kuda / Scotland Road is heavy in peak hours and the narrow access road can get jammed; also our unit faces the Turf Club side, so sometimes the view is obstructed and you feel the road noise a bit.
