As an investor I like Scots Pavilion: freehold, premium building, central George Town. Recent listings show units around RM 650k for ~1,000 sq ft (~RM 638/psf) and going up to RM 1.3 m+ for bigger units. However — the premium you pay comes with risk: orientation, floor, view and whether the unit is well-finished matter a lot. A lower-floor or obstructed-view unit may struggle to hold up compared to the star ones. I’m treating this as a 5-8 year hold rather than a quick flip.

Top-Notch Amenities & Modern Finishes
We bought here partly because the developer offered finishes and the building had nice extras: hydro-therapy pool, yoga room, library, and even EV charging stations. It feels upscale for Penang. But you also pay for that: listing units go as high as ~RM 542-879 psf. (Sale range ~RM 630k–RM 3.7 m) For us owner-occupiers it’s fine, but if I were renting out I’d worry about how the premium vs rental yield stacks up.

Elegant Freehold Condo in George Town
We moved into Scots Pavilion (completed 2020) and the first thing I loved was the low-density feel — only 3-6 units per floor in a 22-storey tower. The freehold status and the space (we’re in a 1,081 sq ft 3-bed layout) made this feel like a sensible family buy. The location is good for schools, hospitals and amenities. That said: we’re on a mid-floor facing the main road, so traffic noise and dust are real in the mornings. If I did it again, I’d aim for a higher floor & quieter orientation.
