As an investor I looked at Sea View Tower because recent sales show PSF around RM 300-450, and median price around RM 400k for decent size (~1,100-1,300 sq ft) units. The freehold status also appeals. But the yield is moderate — given size and price, rental returns may not be high unless you pick a smaller good-lot unit. Plus, location being a little off the island means growth may be slower than Penang Island properties.

Resort Facilities & Solid Location
What we like about Sea View Tower is the amenities: infinity pool, Jacuzzi, sauna, gym and sky lounge. For a Mainland Penang development, that's more than many comparable blocks. The supermarket and shopping are a short drive, and the Butterworth area is maturing. That said, the building is from 2008 so common areas show age, lifts are slower than new-blocks, and units facing the ferry terminal side get more dust and noise. If you choose a higher floor and face away from the terminal you’ll get the better experience.

Large Freehold Units on the Mainland
We moved into Sea View Tower about five years ago. The freehold tenure and unit size (ours is ~1,800 sq ft) are big draws for us — you don’t often find such ‘space’ on the mainland side. Also, the location near the ferry terminal and Penang Bridge means connectivity is OK for us. On the flip side: the “sea view” partly includes large container/lorry yards from the neighbouring terminal, and occasional truck noise does drift through — so if you buy here, check your orientation and view carefully.
