  Value Depends on Unit & Elevation

  Location wins here: LRT at your doorstep, lots of amenities (shopping, food, schools) within walking distance. For investment or rental, it’s got the right address. But I noticed much difference between units — higher floors and units facing away from main roads command better appeal. The lower / road-facing ones seemed slower to rent and fetched less. As always: lot, floor, orientation matter a lot.

  Affordable Entry into KL Urban Zone

  The price here is much gentler than many newer condos in Cheras, making it feasible for our small family. Unit size (~800-960 sq ft) is generous for the cost. But the building is older, maintenance is patchy (lift faults, peeling paint), and the finish in our unit felt dated.

  Super Convenient LRT & Shops — Entrance U

  We’ve been living here about 3 years. Being literally a short walk to the Miharja LRT station and multiple eateries means daily commutes and errands are a breeze. On the downside: the unit is on the road-facing side, and the hum of traffic and occasional honks late at night do get to you. If I could pick again, I’d go for a higher floor and quieter orientation.
