The most attractive thing about Core SoHo Suites is that it’s just 2.9km or a 6-minute car ride to the 150-acre Xiamen University Malaysia, the first overseas campus established by a renowned Chinese university and the first Chinese university branch campus in the country.
There are also other top schools that are accessible but they are farther away. For instance, you need to travel between 13 to 22 minutes to reach INTI International University, Nilai University, University Sains Islam Malaysia, LimKokWing University of Creative Technology and Multimedia University – MMU Cyberjaya.
The second major selling point about Core SoHo Suites is that it is located on top of CORE Avenue, which houses retail units. It’s also within walking distance to several shopping centres. For instance, you don’t need to walk more than 300 metres to reach KIP Mall and KIP Sentral. Please note that the latter houses KIPMart, KIP Hotel and Home Mart. For KLIO shopping mall and Mitsui Outlet Park KLIA, you need to drive between 10 to 13 minutes to go to either place.
Another significant plus factor is that Chinese e-commerce giant Alibaba plans to establish a distribution hub nearby, meaning the area is anticipated to see an influx of works, both local and foreign.
You also don’t have to fear of going hungry as the project’s immediate vicinity is dotted with many eateries and restaurants. For example, McDonald’s Kota Warisan is 750 metres away, while others are within walking distance. These include Pak Abu Ikan Bakar & Satay, The Chicken Rice Shop, Teh Tarik Place, Nasi Kandar, Secret Recipe, Restoran Bersama, Kafe Ngeteh Restoran Zarafah Tomyam, Restoran Mee Kuah, Restoran Ali Maju, MKR Kitchen, Gorjes Canai 15 Café, Aroma Power House and Nasi Lemak Royale
However, there are no healthcare facilities and major hospitals within 1km of Core SoHo Suites.
Nevertheless, the seat of the federal government, Putrajaya, is a 28-minute drive. Putrajaya International Convention Centre (PICC) is closer at 17 minutes, while Malaysia’s Silicon Valley (Cyberjaya) is 20 minutes by car. The Kuala Lumpur International Airport (KLIA) and its terminal 2 (KLIA2) is closer at 15 minutes, while travelling to Sepang International Circuit takes 14 minutes.
Furthermore, Core SoHo Suites is accessible via Maju Expressway (MEX), which links Putrajaya, Cyberjaya, and Serdang with Kuala Lumpur. Alternately, you can take Lebuhraya Damansara–Puchong (LDP) and traverse KESAS Highway to reach the capital. However, be warned that it takes nearly 50 minutes to reach the heart of the capital if you start driving from Core SoHo Suites. A faster way is to take a 5-minute car ride to the Salak Tinggi ERL station and use the KLIA Transit train service there to go to Kuala Lumpur.
Analysis
We compared Core SoHo Suites with 2 freehold projects in the area, namely Casa Dahlia Apartment in Taman Dahlia and The Olive at Sunsuria City. In terms of affordability and lower-density living, Casa Dahlia comes out on top, followed by Core SoHo Suites.
However, Core SoHo Suite’s units, which only come in 2 sizes (450 sq ft or 576 sq ft) are significantly smaller than those in Casa Dahlia and The Olive.

Summary
We believe Core SoHo Suites has a good potential as rental homes for students, especially those studying in the prestigious Xiamen University Malaysia. As experienced in the U.S., areas surrounding major colleges and schools become more developed over time.
It can also be rented out to airline staff, given its proximity to KLIA and KLIA2. But a more attractive clientele are the workers of Chinese ecommerce giant Alibaba, which intends to set-up a logistics hub in the area. Even if they don’t rent or purchase a unit at Core SoHo Suites, their mere presence is expected to make the vicinity more prosperous and vibrant.
However, Core SoHo Suites’s main downside is that it’s only intended for single occupants. Aside from being small (450 sq ft or 576 sq ft), there’s only 1 bedroom for all units, meaning it’s not suitable for raising a family.
Lastly, such properties are not ideal for those working in Kuala Lumpur. Nevertheless, it can function as an entry-level investment for fledgling investors given its relatively affordable price of RM238,000.
