Residensi Suasana are coined from two Malay words. When translated into English, it means residence with a green scenery. What really stands out, is not only the volleyball and half basketball courts, but also a sizable urban park next to the property. “This green park will be managed by Majlis Perbandaran Petaling Jaya,” says a sales representative.

Currently, the developer has only open up Phase 1, which is Block A for sale. Phase 2 and 3, which is Block B and C respectively, are future developments. Each block will hold 260 units. There will be 3 elevators for every block. Every floor will house 15 units.

The parking facility is located under the facilities floor, which is located on level 6. Every apartment unit will be allocated 2 complementary parking bays, which will either be side-by-side parking, or tandem parking.

MATERIALS SPECIFICATION

The wall is made from a combination of masonry brick and reinforced concrete structure. The roof covering comes from a material called polycarbonate roofing (at selected areas) and reinforced concrete flat roofing.

Residensi Suasana is nestled opposite a standalone McDonald’s restaurant facing Jalan PJU 10/1 in Damansara Damai. You won’t miss it as a Shell petrol station and a 7-eleven convenience store are also next to it. Other than Shell, there is also a Petronas petrol station in this low profile neighbourhood. This serviced apartment is also within walking distances to One Damansara and The Zizz condominiums.

Damansara Damai is located north-west of Kuala Lumpur, and sits on the northern part of Petaling Jaya. Immediate neighbouring townships include Saujana Damansara, Sierramas in Sungai Buloh, Prima Damansara, Bandar Sri Damansara, and Sutera Damansara. Other farther more mature residential neighbourhoods are Kepong and Bandar Menjalara.

For a taste of some local delicacies, there is a mamak restaurant called Man Burger Kukus LAVA and Anjung Selera Nusantara near to Plaza Suria. According to the developer, they plan to launch this property in the middle of March, 2016. Units that are open for sale are located in Block A. According to reports, Residensi Suasana is the first of five projects that will be launched by MK Land Holdings Berhad. This project is said to have a GDV of RM 400 mil before its financial year ends on 30th June, 2016. According to the developer’s spokesperson, this project also belongs to the “affordable housing segment”. Therefore, if affordability is high on your priority list when it comes to making a decision, then you may shortlist Residensi Suasana in that list. In terms of location, it is a 15 minutes’ drive to major shopping malls in Bandar Utama and Damansara Perdana by using the Penchala toll plaza. It is also a property in an area that has the opportunity to be close to an MRT station, and KTM Commuter station, which can mean less pollution and lower carbon footprint in the long term.
