There will be a variety of layouts for property buyers to choose from to suit their needs. Location

Back in the days, the land occupied by Bukit Jelutong is an oil palm plantation by the name of Bukit Jelutong Estate owned by Kumpulan Guthrie Berhad. In 1995, Sime Darby Property saw the potential of this land and took over, deciding to convert it into a residential and commercial township. Official development began in 1996 and the rest is history. Throughout the years, edifices upon edifices have been etched on the acreage forming what is the established Bukit Jelutong today.

Spread across 2,200 acres of land, Bukit Jelutong is a niche development specializing in low-density bungalows, duplex houses and terrace houses. Due to its concentration in low-density large bungalows and houses, Bukit Jelutong is considered to be a more upscale suburb in the township of Shah Alam. There are few high-rise condominiums in Bukit Jelutong compared to other cities in Selangor such as Petaling Jaya. In recent years, a few high-rise has sprung up such as the recent Radia Residences, which will be completed in 2018. Judging from its niche development status, its clientele consists of the more affluent layers of society.

Bukit Jelutong is well connected to multiple major access points such as the North Klang Valley Expressway (NKVE), the Guthrie Corridor Expressway (GCE), the Federal Highway and the North-South Expressway Central Link (ELITE). Although it is tucked away in a small corner in Klang Valley, the major highways provide easy access points into the township. However take note that these few highways are almost always congested, especially during peak hours. Driving back from KL City Centre back to Bukit Jelutong during peak hour might well take around 1 hour.

Within close proximity to Bukit Jelutong stand 3 important landmarks which are Port Klang, Kuala Lumpur International Airport (KLIA) and Sultan Abdul Aziz Shah Airport. Its neighbouring townships include Subang Jaya, USJ, Saujana, Ara Damansara and many more. Basically connectivity is not a problem for residents of Bukit Jelutong.

When people mention Bukit Jelutong, a place encircled with flora and fauna often comes to mind. Given its vast land and an abundance of parks and green recreational facilities, it is certainly a place of tranquility and relaxtion. For instance, Kelab Golf Sultan Abdul Aziz Shah is only a short drive away from Bukit Jelutong. Its neighbouring facilities include other notable golf clubs such as the Monterez Golf & Country Club, Glenmarie Golf & Country Club and the Saujana Golf & Country Club.

For sports lovers, the famous Shah Alam Stadium is also just a stone’s throw away. The Bukit Cahaya Seri Alam Agricultural Park which is right next to Rimbun Sanctuary is also a relaxing place to relax in. For those who are desires a relaxing morning jog or a few strokes of golf, these places provide just the right kind of atmosphere. Other green recreational facilities include the Skytrex Shah Alam and the Extreme Park Shah Alam, suiting the dare-devils. In terms of shopping complexes, Bukit Jelutong does not have the luxury of abundance, with two of the nearest being the Shah Alam’s Space U8 Eco Mall and Plaza Jelutong. However, for normal grocery shopping, fret not as there are Tesco and Giant hypermarket within close vicinity. There is also a Jaya Grocer which is within walking distance from Rimbun Sanctuary in Bukit Jelutong. You can always drive further out of Bukit Jelutong to the nearby Sunway Pyramid, Evolve Mall, One Utama and many more.

Bukit Jelutong offers international education and degrees to its residents by the likes such as the Management and Science University (MSU), Malaysia Institute of Supply Chain Innovation, MARA University of Technology and KDU University College, Utropolis Glenmarie. These are reputable institutions certified by government offering high quality education to Bukit Jelutong residents.

At the eastern side of Bukit Jelutong stands the Bukit Jelutong Industrail Park. Established companies such as Xixili and Schenker AG all have offices and factories in this area. You will notice a lot of logistics companies and lorries going in and out of this park. However, one can be assured that noise pollution is only reserved in this area. The residential areas are fairly peaceful to live in.

In Bukit Jelutong, there are an abundance of mosques catering to Muslims’ praying needs. Facilities such as banks and petrol stations are the least of residents’ worries. There is a Bank Islam and Petronas petrol station tucked in the heart of Bukit Jelutong.

Each year, residents hold an annual Bukit Jelutong Carnival, which is attended by its Resident’s Association. This goes to show that Bukit Jelutong is indeed a nice place to live in. Summary

For comparison purposes to induce better decision-making, 2 other projects within close proximity are selected; Suria Residence by WCT Holdings and Suria Residence by SunSuria. Situated within Bukit Jelutong, both developments offer abodes at almost the same price as Sime Darby Property. In terms of reputation, all 3 rings well in the ears of consumers. Suria Residence is the lowest in price psf compared to the other 2. It makes it all harder to choose when the maintenance fee is priced as the same. Looking at the above however, Rimbun Sanctuary offers much lower-density compared to the other 2. In such an exclusive living area like Bukit Jelutong, low-density is important to fully enjoy the taste of exclusivity. In this aspect, Suria Residence will be more cramped compared to the other 2.
