2nd Question: It is also stated in the S&P that the developer suppose to prepare and ready the cheque(full amount of late delivery penalty) on the day I take the key. IF the developer failed to do that 1) Can I not accept to sign on the acceptance form? 2) Can I continue to charge developer the late interest until the date I get the cheque because since they are not comply to the term and condition. (this is because I did not sign the acceptance letter and hence not able to move in to the house furthermore the bank has already start charging me the interest for last payment). 3) It stated in S&P a. You will have to take delivery of the property within 14 days from the date of the notice requesting you to take vacant possession. If you do not do so by the stated 14 days, you will still be deemed to have done so the day immediately after the 14 days period b. Does this term is still apply since the developer has violate the agreement upfront?
