I bought a rundown semi-d (more than 40 years) and planning for renovation. Here are the condition & renovation required:
- Upstair with existing parquet flooring are badly damaged by termites, downstairs are with tiles flooring but due to expansion, the tiles design are not consistent for different area in living rooms and kitchen. I plan to re-install new tiles (60cm x60cm) tiles for both upstair and downstair, total area is about 3500 sq ft.
- Basic plaster ceiling for upstair and downstair, total area also about 3500 sq ft
- Repaint the entire house & grills (40x75)
- Fix some roof leakage
- Re-piping and fix some water leakage inside wall
- Re-wiring due to old house and changes to 3-phase wiring
- Upstair there are 2 toilets which are old design and need to facelift it (re-tiles, waterproof, remove bathtub etc)
- Reinstall toilet bowl, water heater and basin for 5 toilets
- Installation for power plug, lightning, fan point, fan, cctv & air cond
- Basic kitchen cabinet (bottom & tabletop only)
- Change the existing staircase to concrete cement + tiles
- Change all the doors and frame (including main door) due to the bad condition (total of 12)
Questions
1. My budget is 100k, would it sufficient? if not, then how much the estimated cost?
2. Any idea or suggestion for budget renovation?
3. There are extension front, back and side by previous owner. if the previous owner didn't apply from DBKL for approval and i wish to get approval to include those previous extension. how much it will cost me including the plan drawing, penalty and fees etc?
