for oral tenancy, did the landlord need to send the invoices to the tenant every month to show that the oral tenancy is still valid? If the landlord is not consistent in sending the invoices for rental to the tenant, does that mean that the oral tenancy has been terminated but the tenant is still in vacant possession of the premise?
