My thought/opinion :
In the avoidance of the FEAR being ill treated by the beneficiaries (children) on regards to the transfer of the property (in the consideration of love & affection)
Q1: Is it legally effective (IF) Simultaneously executed a DEEDS OF SETTLEMENT registered with the Land Office on among other A SPECIFIC TERMS & CONDITIONS TO GOVERN & REGULATE on the PERFORMANCE of the BENEFICIARIES WITH A CAVEAT Subject to be WITHDRAWN UPON THE ENTIRE DONOR(S) DEATH VERIFIED WITH A DEATH CERTIFICATE.
Q2: TO SIMULTANEOUSLY EXECUTED AN IRREVOCABLE FULL POWER OF ATTORNEY TO THAT EFFECT ( SIGNING TENANCY &/ SPA ON THE BENEFICIARIES BEHALF) FOR THE DONOR'S TO:
a) COLLECT & KEEP THE RENTS (IF ANY)
b) COLLECT & KEEP THE PROFIT UPON DISPOSAL OF THE PROPERTY
c) OTHERS: (LIKE):
i) WEEKLY VISITING TO THE DONOR
ii) MEDICAL HEALTH ARRANGEMENTS &/ CAREGIVER & ETC ETC..
iii) A FEE TO SUSTAIN THE DONOR'S (PARENTS) MONTHLY COST & EXPENSE OF LIVING & WELL-BEING.
STRONGLY SUGGEST : GET A GOOD LAWYER TO DRAFT IT ADEQUATELY WELL & IN THE GOOD ORDER TO ITS ABSOLUTELY EFFECTIVE.
PS: OUR LATE OLD AGED GRANDMA DEMAND & INSIST THE EXECUTION OF THE FOLLOWING :
1) DEEDS OF SETTLEMENT WITH VARIOUS TERMS AND CONDITIONS
2) IRREVOCABLE FULL POWER OF ATTORNEY
3) CAVEAT TILL.LAST BREATH
WISHING THE DONOR'S - WONDERFUL PARENTS ALL THE VERY BEST ON EVERYTHING OF ANYTHING
