Hi. I am new with property rental in Malaysia. Recently (around Mid December 2013), I found a condo unit for RM1500. I was told that to secure the unit, the upfront payments are as follow: 2 months deposit RM3000 1 month advance RM1500 rental for january 2014 1 month utility deposit RM1500 RM350 for tenancy agreement I was asked to pay RM1850 as a booking fee into the agent's bank account which I did just recently and the remaining RM4500 before 31st December 2013. My questions are: 1. Is it normal for the booking fee to be paid to the agent? I was asked to pay to the agent's bank account. 2. We agreed to start the lease in January 2013 and not December 2014. So am I being charged correctly here? It seems like on top of advance rent for January, I am also to pay two months security deposits. Is this correct? 3. Does the length of tenancy affect the security deposits total? Eg: 1 yr tenancy = 1 month security deposit. 2 yrs tenancy = 2 months security deposit?
