Hi, like to get some consultations here as I'm just rent out my unit through an agent. But on the 9th days after tenancy agreement signed, I found that the tenant is breaching the house rules of the tenancy agreement. I'm requesting tenant either follow the house rules or make a leave. Tenant now decide to leave by month end.Since tenant only staying in by 10 days, agent has right to collect a full month commission? Since tenant is breaching rules in the agreement, and he wants to leave now, do I need to fully refund his deposit? ( in the agreement stated if he breaching the rules, I have rights to forfeit the deposit)
I'm in doubt about my rights now. Thanks for the clarification
