I had signed a SPA with B to buy the house from B. I has also paid 10% deposit to B. After the SPA signed, the next day. a fire had broke out and destroy the house. In this case, should I refer to section 57(2) contrat law, the SPA is void and I can get back the deposit. Or, should I refer to section12 specific relief law, I should paid full amount for the house?
