I have an issue where a water pipe serving my condo parcel is leaking, but the leak is located after the water meter (situated in the "common property") and before the pipe enters my parcel, above a common corridor. By definition, this leak is the responsibility of the JMB.

However, they are saying that any pipes serving a single parcel alone, even if situated in the common property, is the responsibility of that parcel (and are citing Part XV "Inter-Floor Leakage" in Strata Management (Maintenance and Management) Regulations 2015). Is this really an inter-floor leakage as no ceilings have been affected, just a pipe leak onto the floor?

Thanks.
