I have bought a apartment last year. Everything went smoothly until my loan lawyer lost the original title documents and we have to wait for 6 months for them to produce the replacement title documents again. Our SPA lawyer (both us and seller use the same SPA lawyer) said since it is our side who delayed, they will need us to pay the late payment interest to the seller when everything is finalized. I want to know am I have the right to charge this late payment interest to the loan lawyer since it is not our fault and it is them who lost the documents?

At the mean time, the seller had not been paying the maintenance fee of the apartment for 6 months and he said I should be the one paying because it's our side who delayed. Am I have the right to charge this maintenance fee to the loan lawyer too?
