I rent a residential property to my tenant for a few years already. The tenant operate a car washing business within the property. They wish to convert to massage business as the car washing business is not doing well. With that they need to renovate the rented property, which includes extending the building itself. The tenant is planning to allocate RM200k for the renovation.

1. How can we prevent the tenant from discontinuing the renovate half way? Say they tear down the building and run away due to lack of fund?
2. What are the things we need to know from tenant before allowing them to continue with their plan
3. What other issues should we look out for?
4. If there is defects with the renovation, who should be liable?
5. If the rental contract has ended and there is defects with due to the renovation, who should be liable?
6. What role do we need to play in this situation?
7. The rental agreement has ended, how should we check the latest rental rate of the property
