You need to discuss with the developer to seek their consent first as you are only the beneficial owner under SPA as full purchase price is not paid yet. The developer need to agree to revoke your previous SPA and sign a new SPA with the new buyer. You need to work out the differential sum with the new buyer, if there are any.
