It is a landed house with separate individual title that has been transfered to the purchaser . Please help me to see my understanding of RA (Residence Association)on the following question.

1) The Residence Association (AR)) under individual title landed house has no right to force residents to pay monthly security fees, right?

.2) Residents pay according to their wishes. Logically, the RA has to accept any amount, even if it's less than the agreed amount, right?

.3) Those attending the AGM and voting on the security fee issue do not represent a majority vote. It is only the will /willingness of those who agree to pay individually, because RA has no right to force residents to pay security fees, right?

.4) There is no security fee that covers all home sizes and types. For example, the land of Semi-D is relatively large, so the security fee should be higher than that of 18x60 sf double terrace house , right?

.5) Once the logo and registration number of the AR are given by the authorities, all official announcements must bear the AR letterhead, if not, can it be considered that the requirement/announcement was not properly communicated to the residents, and the announcement is not enforceable ?
.6) The AR in my area said AR owed the security company around RM100,000 in five years, but when we asked for audited accounts, he said there were no audited accounts because there was no funds to hire an auditing company. I cannot accept this ridiculous reason. So, financial opacity, can I refuse to pay the security fee?
.7) What can and can't AR do on monthly security fee and audited yearly account ?
