Me and my landlord(a hotel) has recently agreed upon a tenancy renewal verbally. During the negotiation, I complained about some of the common facilities being faulty for the last year. The landlord disagreed that it is their responsibility as the maintenance is kept by the building owner and the services are free for tenants to use(Yes, it is true. it is not written in the old tenancy agreement that they promised to provide these services).
I argued that the landlord(as a hotel) leased more than half of the building from the owner, most of the building's facility is also provided as a service of the hotel. And as I rent this place a year ago, the renting advertisement(an out source agent advertised on PropertyGuru) also stated that the accommodation included these services.
Now, as I am going to sign the new tenancy agreement, the hotel decided to not to renew the tenancy. Can I take any legal action against the hotel?
Note that the service mentioned above are,
1 lift out of 3 always waiting for maintenance(waiting for months).
Sometime the other 2 working lifts are wobbly. Sometime the lift just stopped suddenly.
Broken gym equipments,
Faulty Wi-Fi which prohibits visiting of several anti-Chinese_Communist_Party websites(because the ISP is a China-chinese company).
