The tenancy of my house just terminated and the tenant has moved out. However, he has changed the colour of paint of the house (living room & master bedroom) and according to the tenancy agreement, the house should be handed back to me in original condition which he should repaint back to the original colour before he moved in. As such, I have taken a quotation of repainting back the area and had deducted the amount from his security deposit but yet to repaint it back. This ex tenant did not agree to it, he insisted he wants to come back to repaint for me (not hiring contractor) and since I haven’t repainted yet, he demand me to refund the amount to him. My question is must I let him repaint instead of hiring my contractor ? Can I deduct deposit and repaint anytime Iater I wish?
