2 + 1 year rental tenancy means 2 years fixed rental rate and one year option for the tenant to renew at a rental to be mutually agreed upon by both parties. If the Landlord wants the agent to negotiate with the existing tenant on the option to renew tenancy and rental, the agent is allowed to charge 50% of the one month's rental fee.     @David Wong Lai Kwong; If a 2 year contract plus optional one year is signed, tenant completed 2 year and took up the optional 1 year. Must the tenant complete the 1 optional year or tenant can provide notice during this period?

    @Whizdude Hashim; If the tenancy is signed for 2 years without any termination clause in it then the Tenant has to fulfill and pay for the full 2 years rentals. Some tenancy clause allow the forfeiture of the 2 or 3 months security deposits only. So it is important to read the tenancy clearly before signing.
