What happen if bank and developer have a different nett selling price?
For example,
List Price : RM500,000
Discount : 10% / RM50,000
SPA Price : RM450,000
10% Rebate : RM45,000
Nett Price : RM 405,000

Bank Loan Offer based on Nett Price (after deducting any rebate / discount / etc)
SPA Price : RM450,000
Nett Price : RM 360,000 (RM450,000 x (10%+10%))
Margin of Finance : 90%
Loan Amount RM 324,000

The bank gotten the information from developer side. But seems like there is a mistake / miscommunication between bank and developer side on the calculation. There is a gap of RM81,000 due to the calculation difference. As bank mention is a 90% MoF from nett price and 10% down payment is already been paid by developer through their own rebate.

In this scenario, does that mean if I settle my loan with the bank, the house belongs to me entirely and the difference of RM81,000 is between bank and developer since is an error from either 1 of them?

In fact if based on bank nett price, developer still owe me RM9,000 from remaining rebate / "down payment".

Loan Amount : RM 324,000
10% Rebate : RM 45,000
Total paid : RM369,000
Overpaid : RM9,000
