When a potential tenant wish agree to rent a property - the agent will get the tenant to pay the booking fee as well as to sign the letter of offer to rent (LO) (pending the execution of the Tenancy Agreement).

One of the clause in the LO as follows:
" In the event that this transaction is aborted by Tenant for any reason whatsoever after Landlord's acceptance, one month Rental will be forfeited stated in clause (c) in Landlord's acceptance column as a compensation to Landlord and XXXXX REALTY SDN BHD. "

My Question:
Does the imposition of this clause and the usage of " ...for any reason whatsoever..." is a allowable practice used in such dealing?

I found it it is an unfair clause (to the tenant) as they are "FORCE" to proceed with the transaction regardless of any non compliance by the Landlord prior to the perfection of the Tenancy Agreement
